Morton Leasing helps landlords find high quality tenants in the Greater Portland Maine area. By handling everything - professional photos, online and network advertising, scheduling showings, and screening applicants - we make the process effortless for property owners.

Residential Leasing

Do you need some help renting your real estate portfolio? Ethan makes the leasing process a breeze. From an initial analysis of the current market rates in your area, to suggestions for improvements that will create a better return on investment, coordinating professional photography, online and network marketing, scheduling showings, screening prospective tenants, making introductions, and helping to coordinate the move-in.

1. Rental Market Analysis

Are you charging too much for rent? Could you get more? Ethan will walk you through an analysis of the current rental rates in your area and help you determine your best fit.

2. Suggestions for Improvements

Do you have a little extra time before the next occupant moves in? If so, then it may be a great time to update your space with a fresh coat of paint. Got some cash earmarked for improvements? Perhaps now is the time to update the kitchen and bathroom.

3. Professional Photography

Gone are the days where new home searches were limited to just a few lines of text in newspapers or flyers. An overwhelming majority of home seekers start looking online. And they have short attention spans. Don’t miss your opportunity to capture attention and showcase your property looking its best by taking small/crooked/blurry/dark photos! Let our professional photographers make photos that pop.

4. Marketing

Since over 90% of home seekers start their searches online, that’s where you’ve got to be. Your listing will be posted on Zillow, Apartments.com, Listanza, Craigslist, and our website, in addition to being syndicated to Trulia, Hotpads, ForRent.com, ApartmentFinder, and more.

5. Showings

Fielding questions from prospective tenants via phone, text, and email, going back and forth to coordinate calendars, and then driving to and from showing appointments may indeed take up more time than any other step of the process. Ethan can give you that time back so you can start your next venture, spend more time with your friends and family, or just relax.

6. Screening

All serious tenant prospects are vetted through an application process consisting of a credit check and criminal background history.

7. Introductions

Once you’ve selected your tenant, Ethan will make an introduction and send an email with contact information, a list of utilities to setup before move-in, and a copy of the signed lease agreement.

8. Move-in

If you don’t live in Maine, or won’t be around, Ethan will make sure that your previous tenants have moved out OK and that your new tenants move in OK.
